SELLER’S GUIDE

Selling your Shenandoah home, step by step.

Every Shenandoah home has a story.

Selling it successfully begins with understanding what makes it unique. Architecture, renovations, lot size, layout and location within the neighborhood all influence how a home should be prepared, priced and presented.

I’m Jorge Fernandez, a Miami native with 21+ years of real estate experience and 10 years as a Shenandoah resident. I created this guide to walk you through the selling process, from getting to know your property and planning the sale to evaluating offers and reaching closing.

A successful sale starts well before the home appears online. It starts with understanding the home itself.

THE SELLING TIMELINE

Seven Steps From First Conversation to Closing

Every home is different. Preparation, market time and the contract period depend on the property, your goals, buyer demand and the terms negotiated along the way.

1

THE FIRST CONVERSATION

Meet at Your Home

A walk through your home and a conversation about your goals, the home’s history and what sets it apart.

Before we talk about price or marketing, we get to know your home: its renovations, original features, major systems, hurricane protection and improvements. Each can influence marketability, insurability and value.

Our team is led by Jorge Fernandez, a Miami native and Shenandoah resident who has bought, sold and renovated homes here himself, so we understand the opportunities and challenges that often come with older properties.

Our goal is to understand what makes your home distinctive, identify potential concerns early and make sure its value comes through to buyers.

2

PRICING

Price It From Relevant Shenandoah Sales

A personalized valuation built on the sales, listings and buyer activity that truly compare to your home.

Pricing is one of the most important decisions in selling a home, particularly in Shenandoah, where properties differ significantly in style, condition, lot size and location.

A sound pricing strategy takes more than comparing square footage or relying on automated estimates. It requires a close read of recent sales, current competition and how buyers will perceive your particular home.

Overpricing can lead to missed opportunities, longer market time and a weaker negotiating position.

With Jorge’s 21+ years in Miami real estate and our firsthand knowledge of Shenandoah, we help sellers set a price grounded in current market conditions and what makes their home unique. The goal is to position it competitively and achieve the strongest possible outcome.

3

PREPARATION

Prepare the Home

A customized plan for repairs, presentation and preserving what makes your home special.

There is no universal renovation checklist. We develop a preparation plan around your home, budget and timing.

Dated is not the same as poorly maintained. A charming older kitchen or bathroom may be something the next owner may want to preserve or redesign. An expensive renovation is not automatically the best investment before selling.

Deferred maintenance deserves separate consideration. Visible damage, water intrusion, wood rot or damaged flooring may affect both buyer confidence and the transaction.

Cleaning, decluttering, minor repairs, paint, landscaping and improved curb appeal can make a real difference. Staging may help when a home is vacant or its layout is difficult to understand.

Preserve what makes the home special.

Beamed and vaulted ceilings, fireplaces, woodwork and period details are part of Shenandoah’s appeal. Preparation should help buyers appreciate those features.

We prioritize the work most likely to improve presentation and marketability, and bring in the right professionals when needed. Preparation happens before photography, because the first showing usually happens online.

Consider insurability early.

The age and condition of major systems and hurricane protection can affect a buyer’s ability to obtain insurance acceptable to their lender. Reviewing these items before listing helps us anticipate potential obstacles.

LAUNCH

Market It to the Right Buyers

Professional photography, video and a written marketing plan that connect your home with the buyers looking for it.

Every home deserves a marketing strategy tailored to its character, features, location and likely buyers. We provide each seller with a customized written marketing plan outlining how the home will be presented and promoted, from professional photography and cinematic video to a printed brochure, a dedicated property website and targeted digital outreach.

Shenandoah buyers come from across Miami, across the country and abroad. Our local relationships, combined with the global reach of SERHANT., the most followed real estate brand in the world, help us find them wherever they are.

Effective marketing does more than generate exposure: it communicates what makes the home valuable and creates real buyer interest.

5

ON THE MARKET

Showings and Offers

Accompanied showings, open houses, regular feedback and a clear look at each offer’s strengths and tradeoffs.

We don’t launch the listing and wait.

Throughout the marketing period, we stay personally involved, hosting open houses and broker previews, accompanying showings, communicating with buyers and agents, and keeping you informed. As market conditions and buyer feedback evolve, we recommend adjustments so the home keeps its momentum until it sells.

Qualifying buyers before an offer.

Interest only matters if the buyer can actually complete the purchase. When an offer comes in, we look closely at the buyer’s financial position, financing and ability to meet the contract’s obligations, so you can move forward with confidence and fewer surprises between contract and closing.

The highest offer isn’t always the best offer.

Financing, contingencies, deposits and timing all affect whether a deal reaches the closing table. We help you weigh the complete offer, understand the risks and negotiate terms built to close.

UNDER CONTRACT

Inspections, Appraisal and Financing

A contract timeline, close follow-up on every milestone and early attention to potential obstacles.

Under contract: that’s when the real work begins.

Inspections, financing, appraisal, title and contract deadlines all need careful attention. We oversee each one, coordinate with the professionals involved and keep you updated. Older Shenandoah homes can raise questions newer homes don’t, so we work to spot obstacles early and protect your interests. A successful sale isn’t measured by getting a home under contract. It’s measured by getting it closed.

Inspections: being the seller’s eyes and ears.

We attend inspections whenever possible, providing access and representing your interests while the inspector works independently. Because we know the issues these homes commonly raise, we can help address concerns with accurate information.

The appraisal: make it easy to understand the house.

Shenandoah homes vary widely in age, updates, layout and condition, which can make them hard to value from public records alone. We’re available during the appraisal to share factual information about the home’s features and improvements. The appraiser makes the independent determination; our job is making sure the house is accurately understood.

CLOSING

Close and Hand Over the Keys

Coordinating the final steps so you always know what remains and what you need to do.

As closing approaches, we coordinate the remaining steps with the professionals handling the transaction.

Depending on the agreement, that may include confirming completion of negotiated work, preparing for the buyer’s final walkthrough, arranging your move and coordinating signing and possession.

The title company or closing attorney handles the closing documents, settlement and disbursement of funds. We keep everything else on track, and after closing, we remain a resource whenever you need us.
